Oshawa Neighbourhoods: Where to Buy in 2026

A real-talk guide to Oshawa's main neighbourhoods — north, central, south, east — with what each one actually offers buyers in 2026.

Oshawa is the most misunderstood market in Durham. The "Oshawa" of 1995 is not the Oshawa of 2026, and the differences between its neighbourhoods are wider than most buyers realize.

North Oshawa

Newer builds, family-friendly, close to Ontario Tech and Durham College. Strong rental demand if you're investing.

Central Oshawa

Mature trees, character homes, walkability to downtown's growing food and arts scene. Great value per square foot.

South Oshawa

Closest to the lake and the GO line. The most affordable detached entry point in Durham, with the longest runway for appreciation.

East Oshawa

Quiet, established, and within minutes of Courtice and the 401/418. Underrated for commuters heading east or into Toronto.
