The Durham Region market opened the spring season with the strongest pace of activity we've seen in the last 18 months. Showings are up, multiple-offer situations are returning on well-priced detached homes, and the gap between list and sold price is narrowing again.

What we're seeing on the ground

Most of the absorption is happening in the $850k–$1.2M detached range across Whitby, Ajax, and north Oshawa. Townhomes and freehold semis are moving quickly when priced realistically — but listings priced ahead of comparables are still sitting.

If you've been waiting for a "drop," the data isn't pointing that way for spring. Lock in a clear pre-approval, watch new listings daily, and be ready to act on the right home in the first 5–7 days.
